Why do residential and commercial appraisals vary in price?

Answer:

Appraisers charge for the time they expect to take to perform an appraisal. Each assignment may vary in the amount of time required to complete the appraisal.


Question:

Why do commercial appraisals cost more and take more time than residential appraisals?

Answer:

Commercial appraisals are typically prepared in a narrative format which can consist of 50 pages to 150 pages or more. This takes more time to prepare than a residential appraisal which is prepared on a form.


Question:

How is an aviation appraisal different from a commercial appraisal?

Answer:

The appraiser must consider the aviation related entitlements impact the value of the airport property. Information on sales or rentals of property must be specific to airports.


Question:

Why do your deliver times for appraisals and consulting assignments vary?

Answer:

Our work load varies from time to time and that changes the date we can deliver the reports.


Question:

What is the typical time needed to complete a residential appraisal for financing purposes?

Answer:

Approximately 4-5 working days.


Question:

What is the typical time needed to complete a commercial appraisal or consulting study?

Answer:

Typically 3-4 weeks from inspections and receipt of client information.
